Brand new Palm Beach mansion within striking distance of Trump’s Mar-a-Lago hits the market for $45M – and it even comes with a complimentary membership to Don’s club thrown in

A brand new Palm Beach mansion has hit the market for $45 million, offering the buyer the chance to become a close neighbor of Donald Trump and receive a deed of membership in the former president’s exclusive club.

Located at 1090 South Ocean Boulevard, this impressive 13,000-square-foot property features six bedrooms and eight and a half bathrooms.

The three-story residence sits on approximately half an acre of land and offers beautiful ocean views and private beach access.

Additional amenities of the home include a gym, sauna, steam room, spa, walk-in wine cellar, jacuzzi and lap pool, according to the real estate agency Luxury Portfolio International.

Most intriguingly, the owner will enjoy a complimentary membership to former President Trump’s private club, Mar-a-Lago, located just a two-minute walk from the mansion.

The lavish home has not yet been built, according to the agency’s website, which states expected completion is fall 2025.

“The property offers true resort style, including impressive in-home health and wellness amenities,” the listing said.

Listing agent Margit Brandt called the house an “exceptional home” with “superior architectural design and attention to detail.”

The home is also conveniently located just steps away from numerous fine dining establishments owned by Michelin-starred chefs, as well as highly ranked schools in the area.

On the real estate website Zillow, the listing has been viewed thousands of times and saved more than 200 times since it was listed in January.

Palm Beach, about 70 miles north of Miami, is one of the wealthiest neighborhoods in Florida.

Eye-watering prices of oceanfront homeowners in Palm Beach dwarf even the cost of living in other famous celebrity hotspots, such as San Francisco, where the average price of a family home is $1.6 million.

In September 2023, the median sales price for single-family homes in Palm Beach was $14 million — up 117 percent year-over-year, according to national real estate brokerage Redfin.

Prices increased by 7.7 percent last year, reaching an average sales price of $599,000 for a family home.

This is significantly more than other more northerly Florida hotspots such as Orlando, where the average price is $425,000 – a more modest increase of 1.9 percent over the past year, which is less than the inflation rate of 3.7 per cent.

The record for the most expensive home sold in Palm Beach was set in April, when luxury car dealer Michael Cantanucci paid $170 million for a 1.6-acre oceanfront mansion.

These statements caused great controversy, as numerous transactions in Palm Beach this year involved properties much smaller than Mar-a-Lago, yielding amounts much higher than the judge’s appraisal.

Built for Marjorie Merriweather Post and completed in 1927, it occupies a much larger building than any other building.

Similar development in the area would be impossible today as Mar-a-Lago was before planning laws were introduced.

Crucially, the deed restrictions also mean the company must also retain its club use, so it would be incredibly difficult for a buyer to convert the entire property into a private home.

But brokers say that restriction is not nearly enough to bring the valuation back to the tax assessor’s reach. A new owner could maintain a private residence there, just as Trump does, while still operating the club.
