Historic West Village townhouse by James Renwick Jr. sells for $22.5m

A West Village townhouse, with a pedigree that extends to the architect of St. Patrick’s Cathedral, has secured a buyer. This historic abode, nestled on the ‘Gold Coast’ of West 10th Street, is a creation of James Renwick Jr., and has currently entered contract. The asking price of the property was last recorded at $22.5 million, a significant decrease from the initial $29.5 million in 2021.

The residence boasts six floors, spread over an expansive 9,000 square feet. Measuring 22 feet in width, it accommodates seven bedrooms, six bathrooms, and three powder rooms. This property is one among the 10 houses comprising Renwick Row.

The vendors, Elissa Kramer, a radiologist now retired, and Jay Newman, formerly a senior portfolio manager at Elliott Management and the author of the 2022 novel “Undermoney”, have been in possession since 1999. Property records show that Newman acquired the property for $2.68 million, at a time when it was segregated into six separate apartments.

Subsequent to the purchase, the property underwent substantial renovation and restoration, transforming it into a luxurious dwelling. The home is now embellished with six original marble mantel woodburning fireplaces, new or restored crown mouldings, ceiling medallions, and mahogany doors. The exterior showcases brick and brownstone, enhancing its historic charm.

The townhouse also features a state-of-the-art elevator, a gourmet kitchen, and a dining room that provides breathtaking views of the garden. Hidden behind panelled doors is a wet bar, while the spacious living and entertaining area opens up to a roof garden and backyard, offering panoramic skyline views. A balcony extends from the living room, which is adorned with floor-to-ceiling windows.

Intricate details such as a central staircase bathed in natural light from a top-floor skylight, towering 13-foot-plus ceilings, arched windows, and hardwood floors contribute to the property’s grandeur. The townhouse once housed Cornelius Berrien Mitchell, one of its early owners and the founder of the Washington Square Association, established in 1906 with the aim of preserving and enhancing the character and culture of the Washington Square neighbourhood.

The property is listed by Ryan Serhant and Nicole Palermo of Serhant.
